Residency, banking, property and Danish deregistration interlock, and each step depends on the one before it. The order costs or saves more than any single step in it does. This is the order.
The sequence, before the detail
Decide the residency route. Get the residency and the identity card. Open the bank account. Rent. Then buy. Every step after the first depends on the one before it, and skipping ahead does not save time.
Read the list as dependencies, not as a checklist. The identity card is what a bank asks for, the bank account is what a landlord asks for, and a signed tenancy is what most mortgage files ask for. Work backwards from the date you want to move in and the start date sets itself. Every month you save is saved at the front of the sequence, not at the end of it.
Visa routes
Employment, company formation, or the investor route that a property purchase at or above AED 2m opens. Which one you take changes the paperwork for everything downstream, including the mortgage.
The choice is rarely close. An employer sponsors and pays. A company formation costs money and buys control, and the investor route ties the residency to a property you then have to keep. Ask what happens to each one if the job, the company or the property changes, because that is the question nobody raises for you.
The identity card
Almost nothing works before you have it: not the bank account, not the tenancy registration, not the utility connection. Treat the date it arrives as the real start of the move.
Plan around the gap. Biometrics, medical screening and issuance run in sequence, and the chain is measured in weeks rather than days. Nothing downstream can be booked firmly until the card is in your hand, so book the flights around it rather than the other way round.
Opening a bank account
Longer than European arrivals expect, and the requirements differ by bank and by visa type. Start it the week the residency lands, not the week you want to transfer a deposit.
Bring more than you think you need. A salary certificate or trade licence, a residence address, the identity card and a source-of-funds explanation are the usual set, and the last one is where files stall. A bank that asks nothing at the counter asks everything at compliance, and that stage is not visible to you.
Danish tax
Deregistration, residency day counts and the treatment of UAE rental income are matters for a Danish adviser. We will tell you to appoint one before you buy. We will not advise on it ourselves and neither should any broker.
The question a Dane should put first is short. Which country has the right to tax the rent, and what does full deregistration actually require? Get that answered before the deposit leaves, because the answer sometimes changes which name the property should be bought in.
Buying before residency
A non-resident can buy freehold property in the designated areas. What a non-resident cannot easily do is finance it on the same terms, which is why the order in this article exists.
It is a legitimate route, and not the cheap one. A non-resident purchase is usually cash or heavily deposited, and the mortgage that would have made it comfortable arrives only once the residency does. If the plan is to finance, the order in this article is the plan.
Non-resident mortgages
Fewer lenders, a lower loan-to-value, more documentation and a longer timeline. Entirely routine, and not fast. Get the pre-approval before you offer, because it expires.
Start the file before you start viewing. Lenders want the passport, the visa page, six months of statements from your home country, proof of income, and a valuation they commission themselves. The valuation is the step nobody schedules, and it is the one that decides whether the offer stands.
Renting first
We usually recommend a twelve-month tenancy, and we say so knowing it earns us less. It costs an agency fee and buys you the right to be wrong about a community without paying transaction costs to correct it.
The case against is real and it is money. A year of rent and an agency fee buy nothing you keep, and prices may move while you wait. The case for is that a community is not knowable from a viewing, and correcting a purchase costs the registration charge a second time.
Schools
Applications go in far earlier than European families expect, and the year group you need decides which communities are actually available to you. Draw the twenty-minute circle around the school, not around the house.
Work the school year backwards from the tenancy. Assessment dates, offer windows and the deposit deadline all sit months ahead of the term, and the place is what fixes the community. Take the offer first and choose the house inside the circle it draws.
