A listing that says “sea view” can mean an unobstructed horizon or a slice of blue between two towers, and the price difference between the two is far smaller than the difference in how it feels to live there.

This page collects the homes on our books that face open water or a marina. Every one has been seen, and the description says what the outlook actually is, from which rooms, and what is likely to be built in front of it.
The communities differ more than the price bands suggest. Palm Jumeirah is scarcity. Dubai Marina is liquidity. Emaar Beachfront is a finite island with one developer. Dubai Creek Harbour is a fifteen-year bet on a district that is still going up around you.
On Emaar Beachfront only about a third of units have an unobstructed sea line, and it is the first thing we check on any enquiry. On the Palm the equivalent question is frond orientation, and on the creek it is which parcel is still a building site.
