Some homes are never advertised.

Some sales have to be handled quietly, and that changes how a search works. Here is what we hold, how we hold it, and what we ask of you before we open it.

Why a home stays off the market

Owners have reasons that have nothing to do with price. A family that has not told the children. A seller who does not want the neighbours to know. A landlord who would rather not disturb a good tenant until there is a buyer worth disturbing them for.

In each case, a public listing costs the owner something, and a portal cannot solve it. So the home sits quietly with a broker who knows two or three people who would want it.

How we hold them

We keep a short, written register of off-market properties with the owner’s explicit permission, recorded with a date and the terms on which it may be shared. Nothing goes on a portal. Nothing goes in a newsletter.

When a buyer’s brief matches, we call the owner first and ask before we say a word. That is slower than a mailshot and it is the reason owners give them to us.

What we ask of a buyer

A brief, honestly stated. Budget, purpose, timeline, and the two or three things that would make you say yes.

We are not asking for proof of funds at first contact and we do not run a qualification script. But we will not show an off-market home to someone who is browsing, because we would be spending the owner’s privacy on it.

What this is not

It is not a secret database with a login. It is not a marketing device. And it is not always the right answer—an off-market sale reaches fewer buyers, and for many properties that costs the owner more than the discretion is worth.

When that is true, we say so and we list it properly instead. Good advice is not always the answer someone wants to hear.

How it works

Do I need to prove funds before you show me anything?

Not at first contact, and there is no qualification script. What we do need is a real brief, because showing an off-market home spends the owner’s privacy and we will not spend it on someone who is browsing.

Is off-market always better for a seller?

No. An off-market sale reaches fewer buyers, and for many properties that costs more than the discretion is worth. Where that is true we will say so and list the home properly instead.

How do you keep the register?

In writing, with the owner’s explicit permission, a date, and the terms on which the property may be shared. It is not a database with a login and it is never sent out in a newsletter.
