Arrive knowing what you are looking at.
Most relocation goes wrong in the first month, not the sixth. People rent in the wrong community, register at the wrong school, and spend a year correcting a decision they made in four days of jet lag. We slow that down.
Orientation before search
We begin with a half-day around the city, not around properties. Three or four communities, at the time of day you would actually be in them, with the school run, the commute and the supermarket included.
Most clients change their shortlist during it. That is the point of doing it first.
The rental year
We usually recommend renting for the first year, and we say so even though it earns us less. A twelve-month tenancy costs you an agency fee and buys you the ability to be wrong about a community without it costing AED 400,000 in transaction costs.
If you already know Dubai well, we will skip this conversation.
The practical sequence
Residency, Emirates ID, bank account, tenancy contract, tenancy registration, utilities, school registration. They interlock, and doing them out of order adds weeks.
We hold the sequence, tell you what is needed at each stage and flag the two that always take longer than people expect.
Schools, honestly
We will tell you which schools have waiting lists in the year group you need, which communities feed which schools, and what the drive actually is at half past seven.
We will not tell you which school is best, because we are not qualified to and neither is any broker who says otherwise.
Visa, immigration, legal, company formation and mortgage matters are handled by appropriately qualified third-party specialists. Final scope and provider terms are agreed separately.
