Dubai Marina is the deepest rental pool in the city and the easiest place in Dubai to live without a car. Two hundred-odd towers stand around a three-kilometre canal, and the promenade connects almost all of them. That is the case for buying here, and it has not changed in twenty years.

The case against is the age of the stock. The early towers have small balconies, single-glazed west elevations and service charges that carry twenty years of deferred maintenance. The difference between a well-run building and a badly-run one is now visible in the price, and it is not visible on a portal.
Before we show you an apartment here we ask the building for two years of service-charge history and the reserve-fund balance. We would rather lose a viewing than sell you into an owners’ association that is failing.
Marina apartments trade at roughly AED 1,500 to 2,600 per sq ft, with the early towers at the bottom of that band and the newest at the top. Emaar Beachfront next door is a separate market at AED 2,200 to over AED 4,500 per sq ft, and about a third of the island has an unobstructed sea line.
