Most people buying in Dubai are advised by the agent who is selling the property. Buying with Frank puts a broker on the other side of that table. We take the brief, search the market including homes we earn nothing from, say what is wrong with a property before you fall for it, and negotiate against the seller rather than alongside them.

Two ways to buy with us

The first is buyer advisory. You engage us as your adviser, we take a written brief, and we search actively across the market: our own register, other agencies’ stock, the off-market homes we are permitted to show, and buildings where nothing is listed today but an owner would move at the right number. It covers search, assessment, viewings, negotiation and completion.

The second is Frank’s buyer list. You tell us once what you are looking for, and we contact you when we identify a relevant match. Nobody searches on your behalf, there is no commitment on either side, and it is built for buyers who have a year to wait rather than a quarter.

Which one you should choose

If you are buying within the next few months, know roughly what you can spend and want someone running the search, take the advisory. Active search, close involvement and advice you can argue with are the parts you are paying for, and none of them happen on the list.

If you are still deciding, still visiting, or waiting for one particular building to come up, join the list instead. We would rather register you for free than sell you an advisory mandate you do not need yet, because a mandate that goes quiet after six weeks is worse for us than no mandate at all.

What the advisory actually does

We take the brief properly. Budget, purpose, who is going to live there, the commute, and what would make you say no. Then we search the whole market rather than the slice of it we earn from, which means we will regularly send you a listing held by another agency and tell you to go and see it.

On every shortlisted home we put the problems in writing. A service charge out of line with the building next door, a chiller bill nobody mentioned, a view that the plot opposite will take away in two years, a second bedroom the size of a cupboard. We will also tell you to walk away from a home you have already decided you love.

Negotiation, and what happens after it

Negotiation is where a buyer’s adviser earns the fee. We hold the number, we never pass on your ceiling, and we put the terms that matter beyond price into the offer: the deposit, the handover date, what stays in the apartment, and who carries the service charge to the day of transfer.

Then we see it through. The memorandum of understanding, the developer’s no-objection certificate, the 4% transfer fee and the rest of the costs written down before you commit, the appointment at the trustee office, and the snagging list on the day you take the keys.

What is the difference between the buyer list and the advisory?

The list is passive registration. You tell us what you want, we contact you when we identify a relevant match, and neither side is committed. The advisory is an active search across the market, with personal advice and close involvement through viewings, negotiation and completion.

Will you show me properties other agencies are selling?

Yes. A buyer’s adviser who only shows you their own stock is a seller’s agent with a different job title. Where the right home is listed by someone else, we say so and we view it with you.

Should I take the advisory if I am not sure I am buying yet?

No. Join the buyer list and wait until something relevant comes up. An advisory mandate is worth paying for when you are ready to act on a shortlist, and not before.
