03 / Overview

About The Crestmark

The Crestmark is on Business Bay’s canal edge and it is the building on this list closest to our own taste. Ellington designs its interiors in-house, and it shows in the things developers usually leave to a contractor: joinery lines, ironmongery, the way the lobby is lit, the absence of marble everywhere.

The apartments are quieter than the district. Warm timber, stone floors, deep window reveals, and amenity spaces that are few and large rather than many and small. There is a library. It is used.

Handover was the first quarter of 2026, so this is effectively a finished building being sold at the last stage of its payment plan. What you see on site is what you get. If you want Business Bay without Business Bay’s aesthetics, this is the address.

04 / Highlights

What stands out

  • In-house interior architectureEllington is one of very few Dubai developers that does not subcontract the interior. The difference is visible in person.
  • Handover has happenedInspect it before committing. Nothing here is a render.
  • Fewer, larger amenitiesA library, a pilates studio and a pool that people use, rather than fourteen listed facilities nobody visits.
  • The 20% booking front loadEllington’s plans are heavier at the start than the 70/30 headline suggests. Model year one properly.

70/30 on the headline, but the front load is heavier than that implies: 20% on booking plus the 4% registration charge and the admin fee are all due on day one.

10 / Questions

Asked and answered

What does the 20% on booking include?

The 20% is the deposit alone. The 4% registration charge and the developer admin fee are additional and payable at the same time. Budget roughly 24.5% on day one.

How does Ellington’s finish age?

The first Belgravia buildings are now eight to ten years old and have held up well; the timber and stone specification wears better than the high-gloss finishes common in the district.

Is the café a real tenant?

Ellington’s ground-floor food and beverage units are leased to independent operators rather than run in-house. Occupancy at handover is not guaranteed.

What is the resale evidence?

Ellington’s Business Bay and Jaddaf buildings have traded above launch price on resale since 2022. That is history, not a forecast.

What is actually on the amenity deck

Named specifically, because “sports facilities” tells a reader nothing about whether they would use them.

  • Canal-facing pool with a sun deck
  • Gym and a separate pilates studio
  • Residents’ library and reading room
  • Children’s play room and outdoor play deck
  • Landscaped courtyard with mature planting
  • Ground-floor café operated by a third party

Business Bay

The district Dubai built to be its central business district and then filled with apartments. Our own office is here, so this is the one guide where “we live here” is literally true.
