Business Bay is the district Dubai built to be its central business district and then filled with apartments. Around 240 towers sit on either side of the Dubai Water Canal, most of them mixed-use, many of them with a hotel in the podium. It is the highest-density freehold area in the city and it behaves like one. Our own office is at Suite 904, Business Tower, so this is the one guide where we are describing the walk to work.
The canal changed it. Since the extension opened, the western edge—Marasi, the Bay Avenue side, the towers backing onto the water—has become genuinely pleasant to walk, with a promenade that runs to Safa Park in one direction and Downtown in the other. The eastern side, closer to Al Khail, is still an office district with flats in it.
Business Bay’s real use is arithmetic. Studios and one-bedrooms here produce the best gross yields of any central Dubai district, and the entry price is roughly half of Downtown for a ten-minute difference in location. That is why it is the default first Dubai purchase for investors, and why the tenant market turns over faster than anywhere else in this guide.
The caution is quality dispersion. Two towers on the same street can differ by fifteen years of build standard and thirty per cent of service charge. Address matters less here than the building name, and the building name matters a great deal.
Median price is about AED 2,673 per sq ft, with mid-tier stock averaging closer to AED 2,090 and the district generally trading AED 1,450 to 2,360 per sq ft. (joinoliva.com; dandbdubai.ae)

Bay Avenue, the Marasi promenade, the canal boardwalk to Safa Park, and restaurants that open and close on a two-year cycle. No schools inside the district. The population skews single and professional, and it is the loudest area in this guide at night.
Business Bay metro on the Red Line, plus Sheikh Zayed and Al Khail access. The internal road grid is the problem, not the highways: several canal-side streets are one-way and badly signed.
Studio to three-bed tower apartments, serviced and hotel-branded apartments, duplexes, canal-front penthouses, strata office floors and ground-floor retail units.

Canal side. Business Bay’s two halves are not the same market: the western, water-facing edge is walkable and holds value; the eastern side is an office district with flats in it.
Model 5.5 to 6% net, not the 7 to 8% gross a portal shows. Tenancy registration, the re-letting fee, the void and the service charge come out first, and together they are worth 1.5 to 2 percentage points.
It has the highest freehold density in Dubai and continuous new supply. Buildings with a good owners’ association and canal frontage have held up; generic inland towers have not. Building selection is the whole decision here.
