Emirates Living is the closest Dubai gets to a suburb that has had time to settle. The Springs, The Meadows, The Lakes and Emirates Hills were built between 2002 and 2006, which means mature trees, established lakes and pavements people actually walk on. It also means twenty-year-old plumbing and a renovation market that has become the community’s real economy.
The four sub-communities are not variations of one thing. The Springs is townhouses on small plots, tight and friendly, and it is where most first villa purchases in Dubai happen. The Meadows is detached villas with pools and gardens, the family default. The Lakes sits between them, quieter, with the better water frontage. Emirates Hills is a separate market entirely—custom-built mansions on plots up to an acre, sold and resold among a small pool of buyers.
The reason to buy here is layout. These homes were designed before the current fashion for double-height voids and open-plan everything, so they have proper rooms, proper storage and gardens that are usable rather than decorative. A well-renovated Springs 3E or Meadows Type 6 is one of the few things in Dubai that genuinely improves with a good architect.
The reason not to buy here is the same reason. If you want new, this is not new. You are buying bones and paying for the renovation yourself.
Across all Emirates Living stock the average sale price is about AED 3.4m; Meadows villas themselves start near AED 5.5m, with four-bedroom houses trading at roughly AED 6m to 9m. (metropolitan.realestate; joinoliva.com)

Emirates Hills prices start near AED 6m and run to about AED 190m; it is Dubai’s established trophy-villa community rather than a step up from Meadows. (bayut.com, Emirates Hills Area Guide)

Springs Souk and Meadows Village for daily shopping, Montgomerie golf on the boundary, lakes with a running loop. Dubai British School and Emirates International School are inside the gates; Regent International is a short drive. It is the least transient community in this list—people move within it rather than out of it.
Two exits onto Sheikh Zayed Road and one onto Al Khail. Al Khail Road is the honest route in the morning; Sheikh Zayed at the Interchange 5 junction is not.
Springs 2E, 3E and 4E townhouses, Meadows Type 4 to 16 villas, Lakes Hattan, Forat and Deema villas, Emirates Hills custom mansions, and a handful of Springs low-rise apartments.

The Springs is townhouses on small plots and it is where most first villa purchases in Dubai happen. The Meadows is detached, with a pool and a garden, and it costs roughly twice as much. Both are on the same school run.
A competent Springs 3E refresh starts around AED 400,000 and a structural reworking with an extension passes AED 1.2m. Not all of it comes back on resale, and we will tell you which parts do before you commit.
It is a known quantity, which is the opposite of a risk. Plumbing, AC and glazing are the three systems that age here, and all three are inspectable before you offer. What cannot be added later is the plot, the aspect and the planting.
