Downtown Dubai is a two-kilometre square that contains the tallest building in the world, the largest mall in the world by area, and about 35,000 people trying to get home at the same time. It is the most photographed part of the city and the most misunderstood one to live in.
The buildings behave very differently. The Burj Khalifa itself and the Address-branded towers trade on the name and carry the service charges to match. Burj Vista, The Residences and Boulevard Point sit a tier down and are, in practice, better homes: larger floorplates, quieter, and with the same view of the tower that people in the tower cannot have. Old Town and South Ridge are the low-rise alternative—sand-coloured, four to six storeys, courtyards, and the only part of Downtown where you hear birds.
Service charges are the number that decides everything here. Downtown buildings run from about AED 18 to AED 55 per square foot a year, and at the top of that range a Burj Khalifa or Address-branded unit gives back between 1.5 and 2.5 percentage points of gross yield before you have paid anything else.
Buy Downtown for the walk to work and the fountain at nine. Do not buy it as a yield play without reading the service-charge schedule line by line.
The average across Burj Khalifa apartments is about AED 3,177 per sq ft, with standard Burj Khalifa Residences units at AED 3,500 to 5,500 and Burj Vista at AED 2,500 to 3,400. (joinoliva.com; keltandcorealty.com)

The Dubai Mall, Dubai Opera, the fountain, Souk Al Bahar, the Boulevard restaurants and Burj Park. Schools are outside the district. It is the most walkable square kilometre in the city between November and April, and unusable on foot in August.
Two metro connections on the Red Line plus the mall link bridge. Financial Centre Road and the Boulevard both queue badly on fountain-show evenings.
Studio to four-bed tower apartments, branded serviced residences, Old Town low-rise apartments, duplexes and penthouses. No villas and no plots.

It is a good address. On yield it is usually not: the service charge in the branded towers gives back 1.5 to 2.5 percentage points of gross before anything else comes out. Buy it to live in, or buy Burj Vista and look at the tower instead.
Four to six storeys, sand-coloured, arranged around courtyards, and the only part of Downtown where you hear birds. Lower service charges than the towers and, generally, better-maintained buildings.
Between November and April, yes, and it is the only district in this guide where that is true. In August it is not.
