It is a fitness-themed tower, and the theme is not decorative: the amenity programme is a genuine two-floor training facility—climbing wall, boxing studio, outdoor calisthenics deck, recovery suite—rather than a gym with a branded name on it.

The units themselves are conventional for this developer: efficient, well-proportioned, specified to a good mid-market standard, with the loud lobby the brand is known for. Ceiling heights are 2.8m.

The address does most of the commercial work. Sheikh Zayed Road frontage on the Downtown side means metro at walking distance, DIFC in eight minutes, and a tenant pool that never thins. The honest caveat is noise. You are on Sheikh Zayed Road. Ask which elevation you are buying.
