Omniyat builds very few things and treats each one as a commission. The One at Palm Jumeirah, ORLA and ORLA Infinity with Dorchester Collection, The Opus by Zaha Hadid Architects in Business Bay, The Lana and Vela on the Dubai Water Canal. Zaha Hadid, Foster + Partners and Gilles & Boissier have all worked on Omniyat buildings.
The commercial record now matches the architectural one. Omniyat achieved the highest price per square foot in Palm Jumeirah’s AED 20m-plus segment in the first half of 2026, at AED 11,227 per sq ft at The Alba Residences, where one residence sold for AED 225.965m.
Its next concentration is the Dubai Water Canal district, where it is preparing a reported 1.35bn dollar pipeline.
Omniyat units are illiquid by design. Supply is tiny, which protects value, but it also means a resale can take six to twelve months to find its buyer. This is a hold, not a trade, and the payment plans assume you understand that.
