Palm Jumeirah is the address everyone has already seen, which makes it the hardest one to buy well. The fronds, the trunk and the crescent behave like three different markets. Frond villas are the quiet part: gated single-row streets, a private stretch of beach at the end of each, and a surprising amount of ordinary daily life—school runs, joggers, cats. The trunk is the dense part, where the Shoreline and the Golden Mile stack apartments along a spine road that does get congested at six in the evening. The crescent is the hotel side, and the newer branded residences there are bought as much for the operator as for the view.
What separates a good Palm purchase from an expensive one is orientation, not postcode. A frond villa facing north-east looks at the Dubai skyline and gets afternoon shade. One facing south-west looks at the next frond, roughly sixty metres away, and takes the full western sun through the main glazing. The same street, the same plot size, a materially different home.
Most of the original 2006 to 2009 stock has now been renovated at least once. The good renovations opened the ground floor and replaced the glazing; the bad ones added marble. We look at both, and we will tell you which one you are standing in.
Palm Jumeirah is not a value play. It is a scarcity play, and the scarcity is real.

Beach clubs on the crescent, a genuine residents’ beach at the end of each frond, Nakheel Mall on the trunk, and the monorail nobody uses. Weekends are hotel-brunch loud on the crescent and completely quiet on the fronds. Schools are off-island: most families drive to Dubai British School Emirates Hills or GEMS Wellington Al Khail.
One road on and off the island. Sheikh Zayed Road via the Palm gateway is about eight minutes from the trunk in the morning and twenty in the evening peak. The tunnel to the crescent adds six to ten minutes to anything on that side.

North-east. It gives you the skyline view and afternoon shade. A south-west frond villa looks at the next frond about sixty metres away and takes the full western sun through the main glazing, on the same street and the same plot size.
It is the honest entry point. The layouts are more generous than newer Palm apartments, the buildings have their own beach and pool deck, and the service charges are high. Ask for the schedule and read it before you offer.
Longer than the trunk apartments and much longer than a Marina flat. The buyer pool is small and international, and the right buyer for a specific orientation may not be looking this quarter. Price it to the evidence and give it time.
