Who they are,and what they build.
Nakheel reclaimed Palm Jumeirah, The World, Deira Islands and now Palm Jebel Ali, and it built the communities behind them: Jumeirah Village, Discovery Gardens, Al Furjan, Jumeirah Park, The Gardens. It is a masterplanner and a land developer first, and a homebuilder second.
The record is genuinely mixed and this page says so. Palm Jumeirah was delivered and is now one of the most valuable residential addresses on earth. The World and Palm Jebel Ali both stalled after 2008 and sat unfinished for over a decade. Nakheel restarted Palm Jebel Ali in 2023 and has since delivered reclamation, spine roads and the first frond infrastructure on schedule.
Since coming under Dubai Holding, its design commissioning has changed noticeably: the Palm Jebel Ali villa collections were designed with NAGA, SAOTA, LW Design and LOCI rather than in-house.
What a buyer should actually know
Nakheel is the developer whose timelines have historically moved the most. Read the sale agreement’s delay and compensation clauses properly, and treat any handover quarter more than three years out as a range rather than a date.
