About Palm Jebel Ali—The Coral Collection

The Coral Collection is the tier above the Beach Collection on Palm Jebel Ali: six and seven bedrooms, roughly 11,500 to 12,500 sq ft, on the widest beachfront plots being released.

The difference is not just size. Coral villas include staff accommodation inside the plot, larger pool houses, and a plot ratio that leaves genuine garden rather than a strip. They are designed by the same four studios as the Beach Collection but at a scale where the architecture actually has room to work.

The buyer is different too. Beach Collection buyers are frequently investors taking a ten-year view. Coral buyers are, in our experience so far, people intending to live in the house. The same caveats apply, at a larger number.

Coral or Beach?

Beach from AED 25.2m at 7,500 to 8,500 sq ft; Coral from AED 42.6m at 11,500 to 12,500 sq ft with staff quarters. Per square foot they are close; the gap is plot and programme.

Is the handover date firm?

No date four years out is firm anywhere in Dubai. The grace period and compensation schedule in your sale agreement is the number that matters, not the marketing date.

Can I change the façade?

You choose from the released façade options at booking. Structural changes after that are variation orders and they are expensive and slow.

What about service charges on an island with no services yet?

Charges begin at handover and will be set against a community that is still being built. Assume the first two years are estimates, not settled figures.

What is actually on the amenity deck

Named specifically, because “sports facilities” tells a reader nothing about whether they would use them.
