Palm Jebel Ali is the second palm, twice the size of the first, and as at the third quarter of 2026 it is a construction site with a very specific buyer. Nakheel relaunched it in 2023 after a fifteen-year pause, and the reclamation, the fronds and the spine road now exist. The houses largely do not.
What is being sold is the Beach Collection and the Coral Collection: five- to seven-bedroom beachfront villas designed with outside studios—NAGA Architects, SAOTA, LW Design and LOCI—which is a meaningful departure from Nakheel’s usual in-house typologies. The plots are wide and the sea frontage is real, roughly double the original Palm’s shoreline across the whole masterplan.
The case for buying is that the first Palm’s frond villas were sold in 2004 at prices that now look like a rounding error, and that Nakheel has delivered a palm before. The case against is timing. Handover on the current Beach Collection release is January 2030, and the surrounding infrastructure—schools, clinics, retail, the second causeway—arrives after that.
We are candid with clients here. This is a ten-year hold with no rental income for the first four years and a payment plan that will occupy your balance sheet until 2029. If that sentence is uncomfortable, buy something finished.

None yet, and this page says so. The masterplan promises beach clubs, marinas and a retail spine. Today the nearest daily life is Jebel Ali Village and the Dubai Marina cluster, twenty-five minutes away.
Sheikh Zayed Road at Exit 13. Expect construction traffic on the approach roads until at least 2029. Al Maktoum is the closest airport of any area in this guide.
